The concept is based on tourist rentals from April through October. Future owners may use the property themselves for 2 weeks per season at no charge. Additional stays during the season cost 30% of the regular rental rate.
There is no license for tourist rentals during the off-season from November through March. The hotel complex is closed during this time. The future owner may use the apartment for an unlimited period during this time and is only responsible for cleaning costs (arrival and final cleaning) as well as utilities such as water, electricity, etc. The pool remains open.

There is a limited number of parking spaces in the building, which can be used for a daily fee. Special rates for monthly parking have already been negotiated at a neighboring public underground parking garage.
